What are the benefits of choosing a Prefab Modular Home in California rather than building a site-built home in the traditional way

There are many benefits of choosing to build a modular home over a traditional site-built home:

  1. Rather than hiring an Architect or design to draw something up that you don’t have pricing for, with Modular homes you start with the pricing of our Prefab homes so you know what you are getting into before even starting.

  2. The plans for the Factory Built Home are a credit on the price of the Prefab Modular ADU or House so that saves you money right off the bat rather than having to pay someone to do the plans for you at additional cost.

  3. For most things other than snow loads, local fire requirements, etc. our plans supercede the local jurisdiction being approved at the state level so there are rarely revisions to the Factory Built Home plans and it also takes less time for them to review the plans (you are paying the planning department hourly for their work, the less they have to review, the less you have to pay review fees).

  4. We can introduce you to a foundation engineer, geotechnical company, surveyor, and a civil engineer to complete your plans. Most of these people we have worked with for years, depending upon your property location, and they have consistently don’t everything they could to keep the costs down for our clients (there is no mark-up from us, you will have a contract directly with these companies to keep costs reasonable).

  5. If you are in an area where labor rates are high then you get the best value as our labor rates are constant for the Factory Built Home, no matter where your project is.

  6. Time Is Money! Building faster saves you money.

  7. With a California Modular home, good cost controls are in place to minimize surprises.

  8. When building on-site it usually takes weeks or months to make the home water-tight to protect it from the elements, with a modular home it is usually done within a few days.

  9. Since there is less time, machinery, and materials laying around on-site, the likelihood of theft or vandalism is greatly reduced.

  10. The construction loan usually gets completed faster which minimizes your financing charges during the construction process.

  11. If it takes a couple of years to build on-site, you are paying for the place you are living in and the property you are building on, that does tend to get painful after a while. So, building faster does help to minimize doubling your housing expenses.

  12. If you are building an ADU, quite often once the Accessory Dwelling Unit is delivered, it can be completed in another month or two and you can start charging rent. That is a definite double positive: Less time paying extra expenses and also getting to charge rent faster. Win win!

  13. There are many great contractors out there though the issue is that you don’t really know how great they are until they start work. With a modular home we can introduce you to a contractor who has successfully helped our client building their California Modular Prefab house or ADU. If they don’t take care of our clients, we can’t in good faith introduce them to future clients.

  14. Everybody is set up in the factory to do their work whether it’s framing, electrical, plumbing, drywall, etc. In many areas it is hard to get these trades at all, let alone in a timely fashion or at a reasonable price.

  15. One of the biggest benefits of building a California Prefab Modular is the one most often overlooked. This system is far less stressful and frustrating than building on-site. If stress and anxiety keeps you awake at night there you will absolutely sleep better with the modular system.
