How do I find a reputable modular home builder in California?

·         Confirm California project experience. Verify that the builder has completed multiple projects within California, as local building codes, fire regulations, seismic requirements, and permitting processes vary by county.

·         Clarify what services are included. Determine which items are included in the modular home price and which are not—such as architectural design, factory‑built home plans, sales tax, transportation, craning, and set costs—to help avoid unexpected expenses.

·         Review completed projects. Request real photographs of completed homes, and if possible, ask whether you may discreetly drive by one or more finished projects to assess overall quality and workmanship.

·         Inspect the factory and review warranties. Visit the manufacturing facility in person or request a virtual tour. Review the builder’s warranty coverage and post‑installation service and support policies.

·         Confirm responsibility for site work and permitting. Verify who manages permitting, site preparation, foundation work, and utility connections. Some modular companies offer turnkey services, while others require you to hire a local general contractor.

·         Compare detailed, itemized quotes. Request quotes that clearly separate factory costs, transportation, foundation and site work, permitting fees, and other on‑site expenses. Ask about typical project timelines for both factory production and on‑site completion.

·         Better Business Bureau.  Verify that the company you are talking to is part of the BBB and active with other building organizations like the National Association of Home Builders, the American Institute of Building Design, etc.

At California Modular Houses, we focus exclusively on the off‑site portion of the project, allowing a licensed General Contractor to manage the on‑site work. We believe a General Contractor should not be hired at the outset, but rather selected through a competitive bidding process after the plans are complete. This approach allows contractors to earn your business based on availability, responsiveness, transparency, and pricing.

Starting with finalized plans enables you to obtain bids from multiple contractors and clearly compare their scope, pricing, and professionalism. While we can introduce you to one or two contractors depending on your property’s location, we do not perform on‑site work ourselves and we do not receive referral fees or kickbacks.

Our sole interest is ensuring you work with the most qualified contractor—one who will complete your home efficiently, responsibly, and with your family’s long‑term needs in mind.
