A “Modular Feasibility Study” is where one of us comes to your site and verifies that the modular home can safely be delivered. This is a critical step to beginning any modular home. It is easy to choose a model, but before you make a large investment, you need to know that the home can in fact be delivered and be made aware of obvious issues that will have to be addressed. Common issues are narrow and windy roads, existing structures, trees, gates and fences, large dips or bumps in the road, narrow turns onto the property, etc.

We have been to scores and scores of properties over the years. We have never been to one where a modular home can’t be delivered, but not every home can be delivered to every property. Sometimes the modules are too long to make a turn and have to be built in smaller sections, in other cases the modules are too wide to get down the road. We can customize and existing plan or custom design a new plan for you to address these circumstances.

The Modular Feasibility Study is a one time fee and is set up just to cover the travel expenses. To provide you with the best value for this service, it is a credit on the price of whichever home you purchase from us, not an additional charge.

On this project, the client was interested originally in a two story home that had four modules that we were 40’ long by 13’-6” wide. We were able to custom design a home that had modules that 6 modules, they were each 11’ wide and the longest was 38’. You can see that as a team we walked each and every module to the property and there is no way that we could have gotten modules any larger to the property.

For this project, it was a client who had been working with a company who did not take care of her and her family and didn’t make progress on their home for them. They gave up working with them and called us up. We were able to do the Modular Feasibility Study and the only way we could get the units in were to leave off the eaves so we left them off and got them exactly the ADU that they wanted.
